由於美國聯邦準備銀行為了抑制通貨膨脹而持續升息,導致貸款者還款壓力增加,也造成次級房貸違約率攀升,對美國金融市場產生相關的負面效應,最後引發一連串的金融危機。 2007及2008年,台灣受美國次級房貸風暴事件之影響,影響台灣整體經濟表現,也連帶影響了法拍屋市場,造成成交量大幅萎縮。 本研究希望透過分析美國次級房貸風暴產生的成因以及對台灣法拍屋市場之影響,並提出因應對策。 採用PESTEL外部環境分析及SWOT分析等兩種架構分析台灣法拍屋市場所面臨的外部環境競爭與優勢、劣勢、機會與威脅,並提出以下建議,以改善台灣目前法拍屋市場之窘況: 一、從銀行方面:供給面調節、需求面促進、健全房貸制度。 二、從政策方面:投資者需具風險意識、罰則之增列。 三、從投資者方面:協調金融機構對財務困難之借款人提供償債彈性選擇方案。 Due to the U.S. Federal Reserve Bank (Fed) tried to curb inflation by raising interest rates, resulting in the increased pressure on borrowers and default rates, further causing a series of global financial crisis. Taiwan was also affected by this subprime mortgage crisis in the year 2007 and 2008. This event also affects the taiwan’s foreclosed property and causes the trading volume wither. This research is to analyze the impacts of the U.S subprime mortgage crisis to the taiwan''s foreclosed property, and proposes in accordance to the countermeasure. To use two models called PESTEL and SWOT to analyze the external environment competition and the strength, weakness, opportunity, threat which it faces. According to the conclusion, bring up three ways to improve the low tide of the taiwan''s foreclosed property. First, banking aspect: Supplies the surface adjustment, the demand surface promotion, the perfect mortgage system. Second, policy aspect: The investor must have the risk awareness, the penal regulations to increase the row. Third, investor aspect: the coordinated financial organ provides the debt redemption elasticity selection scheme to borrower of the financial difficulty
