台灣房地產業是高風險產業，充滿了風險及眾多不確定因素，因此，房地產的成敗與業者對風險的控管良窳有某種程度的相關性，房地產業如果能夠預知並反應，運用一套事先建構的預應模式來控管風險，那麼，當風險來臨時，企業不會不知所措。 本論文之研究目的，主要有以下三點： 一. 透過文獻分析、專家訪談與研究者在房地產的實務經驗，嘗試建構房地產業一般風險管理理論模式與實務操作策略，以供業者參考。 二. 透過專家訪談，瞭解台灣房地產業的風險管理現況。 三. 運用個案分析，尋找台灣房地產風險管理的相關命題〈或問題〉以供有興趣學者作深入之研究。 本研究是屬於探索性研究，從文獻探討及研究者參與式的觀察歸納，並經由專家訪談，了解台灣房地產業風險管理現況和房地產相關案例公司，歷經大起大落的經營環境，成功與失敗的案例，進而分析整個房地產業在高風險環境下的因應，找出產業控管風險的策略與模式，讓房地產業有所依循的方向，提昇企業的競爭力。 本研究在管理學術與實務面意義有： 1. 房地產的風險管理模式提出，它是融合風險管理觀念，由實務中歸納房地產業四大類經營風險，發展出風險管理四大系統規劃並整合風險管理權變策略，提出了一套整合性房地產的風險管理模型，使得房地產業在管控風險時有更佳的遵循模式。 2. 在實務操作面，整合的風險執控流程提出，它主要是提供房地產業一套實際營業活動整合的控管風險流程，使得企業在進行風險管理時有所依循，並讓經理人在面對不同類型風險時，可輕易的選擇可適用的風險對抗策略和風險適應的多重組合模式。 綜上所述，建構房地產業風險管理模式，提供房地產業在經營投資相關風險進行辨識、分析並採取適當的權變對抗策略，以控管風險，房地產業藉由研究的策略與建構模式中仿效或發揚光大，增進永續經營的能力。 關鍵字：風險管理模式、風險執控流程、房地產業 Taiwan’s real estate is a highly risky industry where is full of the risk and uncertainty. Therefore, the way to control the risk is significantly linked to the success of the real estate business. The real estate companies will not be in a dilemma when facing the risk if the company could predict the risk in advance and react to it in time by using a built-up risk management model. The three main research objectives in the study are as follows: 1. The study is to provide guidance in establishing risk management models and practical operation strategies via literature analysis, expert interview and the practical experiences in the real estate industry. 2. The study is to understand the current situation of the Taiwan’s real estate industry through expert interview. 3. By the case analysis, the study is to search for the proposition in relation to the real estate risk management in Taiwan for further research. The study is an exploratory study trying to understand Taiwan real estate industry’s current situation and related cases where have survived in various business environments through literature reviews, writer’s observations and expert interview. By analyzing how the industry is coping with the high-risk environment, the study aims to find out the risk control and strategic model that the real estate industry may use as a guidance to improve the company’s competitiveness. The theoretical and practical meanings of the study are as follows: 1. The proposed risk management model of real estate consists of risk management concepts and four types of real estate practical operation risk. An integrated real estate risk management model is developed from inducing four types of real estate operation risk and integrating contingent strategies of risk management. Therefore, it serves as guidance for the real estate industry in controlling the risk. 2. In the area of practical operation, the integrated risk control process is to provide industry practical and complete risk control guidance. Hence, the manager can easily select appropriate risk management strategies and multiple combined models when facing different types of risk. In summary, the built-up risk management model of real estate is to identify relevant risks so that the manager can adopt appropriate contingent strategy to manage the risk when companies are making investment decisions and plans. The companies eventually can enhance permanent operation abilities by employing the proposed strategies and built-up model in the study.
