    Abstract: 本研究方法利用縱橫資料(Panel Data)模組,採各項變數因子,分析探討台灣地區直轄市及直轄市之外,居住安全因子對住宅價格成因因素差異,即本研究包含台灣的20個縣市(不含金門及連江縣),研究時間範圍為2008年至2015年,故同時包含橫斷面(cross section)及時間序列的資料。實證發現每萬戶火災發生次數及竊盜犯罪人口率對台灣地區及直轄市住宅價格有負向顯著影響;都市計畫設施用地休憩場所比率對台灣地區及直轄市之外住宅價格有正向顯著影響;人口增加率對台灣地區、直轄市及直轄市之外縣市住宅價格有正向顯著影響,失業率及對新增購置住宅貸款平均利率對全國地區及直轄市之外縣市住宅價格有負向顯著影響。
    This study presents an analysis of housing prices by using panel data. By taking the variables factor, we can know analysis area of Taiwan, municipalities, outside of municipalities, the living safety factor on the housing price factors. This research has 20 counties’ date in Taiwan, including cross-section and time series of information from 2008 to 2015. The empirical findings confirm the conclusion. Number of fire occurrences per million and theft rate of crime have a negative impact on area of Taiwan and municipalities. The ratio of open space of urban planning facility land has a positive impact on the Taiwan area and municipalities. The increase rate of population has a positive significant impact on the Taiwan area, municipalities and outside of municipalities. The rate of unemployment and average interest rate on loans of new locating house have a negative impact on the Taiwan area and outside of municipalities.
